I’ve been a Broker, Developer, Consultant, and Investor in the Real Estate Industry since 1975. Throughout my career in the industry, I have always elevated my knowledge, expertise, and services to meet the challenges, changes, and demands of the clients and marketplace I service. Continuing education and obtaining industry designations has given me an edge in providing advice and guidance to clients which significantly impacts their real estate decisions. My Involvement and Expertise includes: • Beyond the Sales and Marketing of a typical Real Estate Brokerage firm I have always stood out for my involvement, knowledge, experience, and insight into for navigating and orchestrating the process and procedure to obtain Land Entitlement and Development approvals and permits. The achieved result is maximizing land values by bringing “shovel ready” projects to the builder, investor, and developer marketplace. o Township Meetings with the various Planning Commission and Supervisor Boards to introduce, review and seek their support for whatever Project Approvals and Waivers are needed o Subdivision and Land Development Ordinances - interpretation, compliance, and waiver requests o Zoning Code Ordinance - interpretation, applications, variances, hardships, briefs, and hearings o Zoning Hearing Board Meetings to obtain variances and/or specific special exceptions – advised, presented, and testified for clients that include homeowners, land owners, builder, developers, and investors o Outside Agency Approvals and permitting required from the various agencies involved in a specific project. i.e. DEP, PennDot, Army Corp, NPDES, and various public commissions needed for approvals o Assembling the qualified engineers and consultants to bring a project through the entitlement and development approval and permitting process o Land Development analysis for use, specific product, layout, and marketplace demand o Market Analysis of product, features, floor plans, and price point for launching new home communities online that meet today’s marketplace demands, and assure a successful sellout
