To assist clients’ decision making on real estate issues, my work includes the following tasks as tools for counseling the client. Feasibility Studies for Real Property Purchase or Lease: Preparation of feasibility studies for one or more potential properties being considered for purchase or lease. This work is typically performed for property owners and businesses when having to select a replacement property due to their existing property being taken for a public project using eminent domain, however, this work can also be performed for most any purpose. Replacement Cost Estimates and Value-In-Use Estimates for Valuation of Real Property Improvements: This work includes the preparation of estimated costs for recreating the property’s existing improvements to establish the value of the real property improvements. This work is for the purposes of a property sale, purchase, insurance, or asset valuation. This is often performed within the context of eminent domain and other valuation needs. Cost-To-Cure Designs and Cost Estimates for Partial Takings by Eminent Domain: This work is performed to create preliminary designs and cost estimates for making the remaining property functional after a portion of the property is taken by use of eminent domain. Business Relocation: Preparation and implementation of business relocation plans including cost preparation for preparing the replacement property to properly function with the installation of the business fixtures, personal property, and its operations. The client is counselled on costs, scheduling to minimize downtime, and cost reimbursements when dealing with eminent domain and eligible relocation benefits.
