2010 Portfolio Advisory View
Assisted family in the evaluation of a portfolio of properties following the death of the founder in order to establish a plan to protect and enhance the value of the assets. Sourced, screened and selected team of leasing, management, legal and financial experts to oversee property operations and implement asset strategies. Improved occupancy and portfolio cash flow. Developed and executed plan to transform portfolio tax efficiently through property sales and purchases via Section 1031 exchanges.
2004-2010 Condo Developer Debt Restructuring View
Advised developer on strategies to address $36 million of defaulted debt with 100 creditors. Devised repayment plans for each of three sister companies, communicated plans to creditors and secured approval by 95%. Kept the companies out of Chapter 11 proceedings enabling them to generate cash to repay 90% of claims.
2009 Lending Fund Placement View
Represented a new fund in raising discretionary capital for a middle-market lending fund. Closed fund with $85 million of LP commitments.
2008-2009 Real Estate Opportunity Fund Placement View
Engaged by a real estate opportunity fund sponsor to raise institutional capital for their third discretionary Fund III. Closed fund with over $100 million of LP commitments.
2007-2008 Lender Portfolio Strategy View
Advised lender on strategies to create liquidity and maximize value through pruning of loan portfolio. Targeted two loans for sale and initiated loan sale process, forcing one borrower to prepay the loan and provide needed liquidity.
2007 Joint Venture Equity View
Advised a value-added shopping center investors on strategies and structure to attract institutional capital for expansion of its investment programs. Marketed program to institutional investors and secured a commitment for $20 million of joint venture equity.
2006 Strategic Disposition Plan View
Advised developer on disposition strategies for company with 1.5 million square foot portfolio of industrial property in the western U.S.. Developed plan to diversify developer's investments while deferring a significant tax liability.
2004-2006 Hotel Advisory and Disposition View
Advised on strategic and financial alternatives to maximize the value of a hotel in Florida. Evaluated alternative uses and created development pro-formas for each use. Marketed property to local, regional, national and international developers, securing sixteen offers. Sold property for 143% of appraised value. Assisted in the settlement of a Bert Harris claim by the owner against the county (settlement was a condition of the sale contract).
2004 Master Planned Developer Financing View
Advised on financial alternatives to recapitalize the client's balance sheet consistent with the estate-planning objectives of the company's principals. Evaluated more than a dozen master-planned community projects under development to determine optimal financing. Structured, placed and closed a $171 million uncollateralized loan facility using the future proceeds from the sale of land at only two developments.
2003 Mixed-Use Development Financing View
Advised a venture consisting of three development entities on financial strategies for the development financing of a mixed-use project. The project had a total cost of $146 million and consisted of 229 residential condominium units, a two-story, 150,000 square foot retail complex and a 90,000 square foot health club. Structured a pre-sale of the health club space and negotiated a single $110 million construction loan commitment for the condo and retail project.
2002 Retail REIT View
Advised the Board of Directors of a publicly-traded REIT on strategic and financial alternatives to maximize shareholder value. Underwrote 50 properties (located in seven states) and the company in 45 days. Sold or refinanced $117 million of properties, including a $60 million REMIC via three refinancing transactions and one portfolio sale transaction that all closed on the same day. Advised on strategies regarding the bankruptcy of the company's largest tenant.
2001 1031 Exchange Advisory View
Advised client seeking a property to acquire under a 1031 exchange. Established investment objectives, originated off-market opportunities, screened potential investments, managed the negotiation, due diligence and closing of a $12 million acquisition and a $7 million long-term, fixed-rate financing.
2001 Office/Industrial REIT View
Advised the Board of Trustees of a publicly-traded REIT on strategic and financial alternatives to maximize shareholder value. Underwrote 30 properties and the company within 45 days. Evaluated buy-out offer by CEO and wholesale versus retail liquidation strategies. Marketed the properties and secured more than a dozen bids. Sold the portfolio of 30 properties for $222 million.
2000 Sale of Development Company View
After the sudden death of a developer, advised his family on strategies to maximize the value and liquidity of the development company and its assets, including a $20 million land contract that had not been capitalized and was due to close in 120 days. Financed the land acquisition and its development ($200 million cost), creating value for the development company. Sold 70% of the development company for $25 million. Advised on the sale of 40% ownership stake in a public residential mortgage banking firm. Refinanced and disposed of other income-producing assets.
